Excited to announce that our first in person event will take place on March 29th at True Food Kitchen in Annapolis.  Investors from Baltimore, Washington, DC, and the surrounding area are encouraged and welcome to attend :-)

Does anyone have a great CRM that is excellent at facilitating Cold Calls to property owners?  


I have a list of properties and owners contact information with multiple contact numbers that I need to call through in order to find the one that is the right one for the contact.

I've used CRMs like Close and HubSpot previously but I need one that can help me organize the data well and quickly make the calls.

I started using CallTools to manage an outbound calling campaign and I'm really impressed with the features it has built into it.  With that said there is a learning curve to set it up.

My personal favorite CRM is Close.com but they do not have as good of a dialer as CallTools IMO.

Banks will go off the lot rent only when the value the park since that is "real property" vs. "personal property" from the park owned homes.  Value of Park = Number Of Occupied Lots x Average MH Lot Rent x 12 x (Times .60 If Park Pays Water or Times .70 If Tenant Pays) / Desired Cap Rate

@Irina Belkofer Really appreciate the response.  What you said makes total sense and I feel that something might be off as well.  I want to make sure I'm 100% confident in my numbers and the areas.  I will shoot you a PM shortly and we can discuss in detail.

@James Wise Thanks for taking the time to respond.  What you have said makes total sense, no need to put the money in if it is generating the income right now.  It would be a different story if the property was in total disrepair and I was able to obtain it for a lower price.
