I used to hand write myself when I was just getting started. Now I use an outside company to print out the letters and envelopes. For highly specialized lists that I want to mail to, I have a local "assistant" handwrite and stamp the mail.

I just bought a duplex in Lake Worth from a homeowner who was going through the exact same thing. Lake Worth is a beast, but once you get in compliance you'll be fine. Talk to a few of the field guys also. They'll take care of you ;)

I'm not an attorney so don't take this as legal advice.

I'm in South Florida and I just wholesaled a property last Friday. You are marketing an assignable contract on a property so you aren't necessarily breaking any laws. You are the principal and have equitable interest in a property.  I, along with many other investors I know personally, have done a ton of wholesale deals with and without a RE License. 

If you have a RE License, it is best you hang it with an investor friendly brokerage. Be sure to use one that doesn't require a bunch of fees just for being there and such (I know a couple) also let them know what you are doing because they are responsible for you. They don't get anything from your individual wholesaling activities. They do, however, get a piece of the action if you list a property and that depends on your broker's pay structure.

In my humble opinion, you should always look for ways to make something work. Not the opposite. Go get em!

It is enforceable and what could happen is that you wont get clear title when it's time to sell and worse. Listen to the HOA

Hey guys! I need a bit of direction on this deal: 3/2/1 | ARV: $235-240K | Mortgage: $151k | $15-20k in updates/repairs | The biggest thing is he is in chapter 13 bankruptcy. What is the best plan? I was thinking, do an option agreement for ~$170k and put it on the MLS for $190k+ (I'm licensed) or should I just simply wholesale it? Keep in mind the sale has to be finalized by the courts. I'm not completely sure how bankruptcy works so anything that can help me understand this better will be much appreciated.

Hi all! I am a educator here in the South Florida region and I'm looking for someone to work for for the next few weeks. I have the next 10 weeks off and I have the hustle, muscle, and desire to work and bring value to someone who may or may not be looking for some help. Even if you aren't, I will bring tremendous value to you. 

All I would like in return is to learn along the way in order to help me stop spinning my wheels. I've put up bandit signs, sent letters, talked to sellers, visited sellers, marketed online, drove for dollars, sat at the courthouse, etc. I think I will bring a lot of value, I just need some help.
