I agree we've looked at both on and off market. All the off market sellers that we worked with wanted 50% or more of a down payment with seller financing. Not what we are looking to do and all the MLS listings just don't pan out numbers wise so far.

That's awesome that you got some returns on flips and found some buy & holds recently.  Wish I could make your presentation today. But I'll definitely attend one of the meet-ups in the coming months. Good luck!

Sure, generally I like the properties near the walkway over the hudson, near Marist or by Vassar Medical Center. Tough to come by now.

Definitely is tough now to find a good deal on MLS. However, I did find my duplex on the MLS. Liked the location and was curious why the property had no interior pictures. I sent my realtor over to check it out while I was on facetime. We saw the property needed some moderate work but also knew that it had great potential too. We made an offer on it and the seller agreed to our terms. Got it under market price and we're cash flowing today

Hey Eric,

The property is doing well. We're cash flowing well (Monthly Rent is now over 4K) and it has definitely appreciated over the past 2 years. However, we're struggling on finding the next investment. We've made a ton of offers in the area but the numbers just don't pan out with the sellers objectives. I'm looking to attend one of the monthly meet ups soon to help with networking. How are things going for you?

We purchased a duplex in Poughkeepsie last year. It’s cash flowing and appreciating. We’re happy so far with the investment. Do you have any investment properties in LI or upstate?

Good Afernoon BP,

Looking to invest in the Poughkeepsie NY area. Was wondering from those who are familiar with the area if it is a good location for buy and hold investing? What are the negatives? Preferably looking for a duplex or a single family home.  

From my research Poughkeepsie looks like an area on the rise.  Things that have stood out so far in my research: 

1-Close proximity to Metro North (90 minute ride to NYC)

2-Vassar Medical Center

3-Marist & Vassar Colleges 

4- The Walkway over the Hudson

5-Restaurants/Cafes/Hotels, etc.
