This house is already more than half way completed.  The house already has new windows, interior doors and trim, knockdown ceilings etc...

I've read everyone's responses and nobody has really told you how they did it. lol I mean they told you, but didn't tell you and that's exactly what you get at seminars. Great little nuggets of information mainly from people who attend the seminars. Countless people have asked me how to get into REI - it's all about finding properties. Everyone says "but I don't have money" or "I don't know any other investors"(which is laughable as they are literally telling an investor that they do not know any other investors). F&$k the money. You don't need the money unless you have something to spend it on! The only real piece of advice I give is simple. Find a house to flip and I'll show you how to flip it(Also amazing how there is a huge lack of followup questions after that statement). RIGHT NOW if you have a property to present the money will nearly walk right into your pocket. Everybody and their brother's cousin is a flipper and the money being thrown around is ridiculous. Of course there is a whole lot more to it, but in this market, at this time just find the property and you'll be surprised how easy it is to get funded. I wasn't even going to respond to this, so I encourage you to read and reread this little response and let it sink in. Good luck!

What's up guys, got a question for those who are far smarter and wiser than I am.  I have a lead that is technically upside down, but cash flow wise is in good shape - Here's the quick breakdown and my idea of how to make this work:

They owe 85k property is worth 75k.  It's a very good area for rents so all in all the property would be cash flow positive around 250 per month.  Their credit is in very good standing so the seller intends to purchase another larger home for their growing family.  

Would a wrap around mortgage on a sub2 deal be worthwhile?  The property needs VERY little to bring it up for market rents.  I was also thinking it could be a decent lease option as well.  

Purchase Sub2, real estate attorney draws up wrap around mortgage to satisfy sellers debt to income ratio(I would assume they would need a little seasoning time so maybe they need to rent for a year or so), then I could do a lease option to relieve myself of maintenance costs and have an exit strategy or rent it until my LLC/Trust can refinance and just hold it.

Am I missing something?
