Hi, any feedback would be greatly appreciated. I am looking for my next purchase to be a live and flip in Atlanta. I have funds to cover around 100k purchase, what should be my general road map on the funding? Can I use my cash then refinance with a repair loan or what?

Thanks

Mao

Typical marginal deal . Nothing to write home about

Hi John, newbie with a follow up question. What initial numbers would have to change for this to be a wow deal?

@Sam B. Hi Sam I'm a newbie, great post I learned a lot. My question on Property #2 is when you talk about getting your 121k + 9k, what is the process of getting it back and how does the property then structure financially. Would this generally work with a live and flip?

Hi, I would like advise for my situation. My wife and I are about to become first time owners. Our experience with real estate has been managing family property in Washington DC, Baltimore and Surburban Maryland. Basically finding tenants, repairs, evictions, etc. We recently inhertited the properties we have been managing. Our plan is to keep our DC property(cash cow), sell everything else and start ourselves in Atlanta. I estimate we are starting in Atlanta with 100k cash and great credit. Can I get ideas on a strategy for real estate that uses our current resources and experience? I could easily move into a 4 or 5 bedroom in the suburbs but that isn't my short term vision especially to build equity. Any ideas of doing some 2 year live and flips?
