Hello BP fam,

I hope this message finds you well. Unfortunately, I'm dealing with a challenging situation – one of my units recently experienced a fire, resulting in severe damage. I'm reaching out to this community to connect with anyone who has navigated a similar process in the Lehigh Valley area.

I have a plethora of questions and would greatly appreciate any insights or advice you can offer. Specifically, I'm currently on the fence about whether to enlist the services of a public adjuster. What has been your experience with public adjusters, and do you recommend their involvement in such situations?

I've also heard some investors opt to work directly with a fire restoration company to obtain a detailed quote for the damages. If you've taken this route, I'd love to hear about your experience and any recommendations you may have.

Moreover, if you've had positive experiences with specific public adjusters or fire restoration companies in the Lehigh Valley area, I would be grateful for any recommendations.

Hi all!

One of my property got partially burnt. Can anyone provide advice of the best was to advance, I’m already working with my insurance company. Is it’s worth getting a public adjuster? Can anyone recommend a restoration company that they’ve worked with?

I agree with Bill and Chris on their points. I would focus on reading as many books as possible and listening to every biggerpockets real estate podcast as well. I think that'll answer many of the questions that you have and provie you with ideas of what strategies will work for your situation. For instance wholesaling is probably the best strategy, with no or low capital. One of the truning points of my investment career was finding my mentor though here so continue the networking you're doing both through the forums and meet-ups. Good luck!

If you don’t want to rent while you’re settling down, I’d buy asap with an investment loan. From what I’ve heard, lenders are tightening up their guidelines because of the uncertainty that is to come, and without a w2 job it might be very difficult for you to purchase. The other option would be to lockdown a job down there in order to take advantage of the 5% downpayment on a conventional loan, which will give you more capital to invest into more real estate. Try finding sellers before they hit the MLS. I have had great luck with hiring Virtual assistants to cold call. Reach out with any questions.

I need financing for a single family home. I need 60% financing. Would you allow 40% seller financing as the 2nd mortgage?
