Good morning BP members

I am looking for an attorney that is very knowledable with SDIRA and its regulations.

I bought a property 50/50 cash in CT using my SDIRA with a partner. It was setup incorrectly. It was bought by my partners LLC and my wife and my SDIRA LLC. It should've been that my partners and our LLC fell under the LLC that bought the property. Right now all of the transactions such as the utilities, bank account, and repairs are under the SDIRA LLC.

I apply for a quitclaim to transfer the Deed to the new LLC. The attorney taking care of the issue also brought up a joint venture agreement that my partner requested. My attorney in CT is not aware of the SDIRA and its regulations.

So, I will like to have in my area a attorney which he is also an investor and knows about SDIRA.

Thank you all in advance for any suggestions.

Delia, I am taking a real estate class for my agent license. It so happens that I am in that chapter now. In New Jersey.

Default- Breach of Contract

If the seller defaults, the buyer has three alternatives:

1. the buyer may rescind, or cancel, the contract and recover the earnest money deposit.

2. The buyer may file a court suit, known as an action for specific performance, to force the seller to perform the contract (i.e., convey the property)

3. The buyer may sue the seller for compensatory damages.

This is what it says in the book. I would speak to a attorney.

Hi Robert,

I purchased a 3 family with a commercial in New Haven last month. I used Jay Hershman at Baillie & Hershman P.C. Ask for Robin Uhelsky. She is the paralegal. very polite, very good on being on top of things.

I had also spoken to Ray Bower at Cartier & Bower Law Firm. he is also an investor.

I didn't go with Ray because my partner had started working with Jay Hershman before I came into the picture.

Hope all works out.

Bruce,

The IRA Club is out of Chicago, Il. I oplogize.

Hi Bruce,

I live in New Jersey. And I used "The IRA Club" in Denver, Colorado.

Very nice customer service. And they handled all my needs in a excellent and proffesional way.

I just purchased a property in CT using my SDIRA.

You do need an attorney that knows the regulations on SDIRA. That's very important.
