@Jason DiClemente so essentially your always in the hole with a mortgage and are only building up cash flow from the investments. A couple questions if you dont mind me asking, when you refinance and come out let's with $40k, you are using the $40k for deposit and closing costs right? Is it safe to say you can do a mixture of buy and hold and flips with the BRRR method?

@Steven Steward I think it's a very good idea. Some of these require more research than others of the owner is deceased. But you can look up properties in the Houston tax website for delinquent properties. It takes a long time but probably the cheapest way.

I'm interested in rehab properties to hold as rentals. I have access to different wholesellers in the area. I know getting hard money won't be an issue to rehab the property but its a bit more complicated with a long term loan. I have spoken to a few lenders but I am having trouble differentiating from a good lender and bad one. I don't have experience with rentals and that has also been an issue. So, at this point I'm concerned about the cost of having to finance my rentals and good lender to help me.

Does anyone know of a good lender for my rental project and/or costs associated with financing my project?

@Marsha Rost a really good way to find properties in Houston is to call all those "we buy houses cash" bandit signs. They are everywhere! MLS can be good sometimes but not your best source. If your looking for a realtor to list your properties let me know :)

You have to contact the asset manager. Getting his number is a different story though.

@Brian Burke Yes, an elevation certificate is the best option for any house in a flood zone. It's about $300 and can be sold to the new owner if so desired. You will generally see a 70% decrease in premium with the certificate.

@Jessica Wygal you can get it for the property not in a "flood zone" but it won't do much difference on the flood insurance premium. You should be paying ~$400 for flood insurance.

Ended up taking it down ourselves and marketing it as a commercial deal. Currently under contract to be sold.
