Houston Private Lenders for Rentals????

I'm interested in rehab properties to hold as rentals. I have access to different wholesellers in the area. I know getting hard money won't be an issue to rehab the property but its a bit more complicated with a long term loan. I have spoken to a few lenders but I am having trouble differentiating from a good lender and bad one. I don't have experience with rentals and that has also been an issue. So, at this point I'm concerned about the cost of having to finance my rentals and good lender to help me.

Does anyone know of a good lender for my rental project and/or costs associated with financing my project?
