So after looking through a bunch of posts and copying all the best questions, i figured i would share them with you, because sharing is caring. :)

  1. How much experience do you\your company have?
  2. How many units do you currently manage?
  3. What type of properties are they? SFR, Condos, Apartments?
  4. Whats your vacancy rate?
  5. Do you have any owners i could contact, as a reference?
  6. How does your pricing work? (% or fee based )
  7. How do you monitor the property? How often do you inspect?
  8. How do you document the condition and handle enter\exit inspections?
  9. Do you personally show the property, or do you use a drop key system?
  10. At the end of the month, how many properties are delinquent?
  11. How many evictions have they had to do in the last 2 years
  12. Are they currently involved in any lawsuits
  13. What type insurance coverage do you carry? i.e.- E&O?
  14. How many managers do you employ?
  15. Whats the average length of time it takes to fill a vacancy ?
  16. Can i see a copy of your standard lease agreement?
  17. Can i make changes to the lease ?
  18. How does the eviction process work?
  19. Do you have any “add on” fees (hidden fees )
  20. When do i receive my rent checks?
  21. are they direct deposited?
  22. Where do you list your vacancies? ( Ads, website, craigslist )
  23. Does your contract require an exclusivity clause for the listing?
  24. Do you charge during vacancy?

@Kelli Foley I am looking for something under $300k that would cash flow.

@Gordon Cuffe Thanks! What areas or zip codes do you recommend that would produce cash flow on a rental in this market? I am thinking of getting a primary, and then after a year or so, turn it into a rental..  got any advice on where i can find a good deal?

@Chris Vail its good to know some are having success in the area, at least its not all bad news. where about is your rental?

I am looking for 2 properties, a "BRRR" and a Buy and hold. I am going to buy one to rehab, live in, and then rent out, and the other as a straight rental with a partner. Trying to find a good deal but not sure where its safe to shop in order to maximize my dollars.

Well I just got a job at an office on Venture Oaks Way... was looking for a good home close by to buy as a primary residence, and hopefully some close by rentals. Where do you suggest? Would love to work with you as well if you are available.

Thanks, happy to help. Yes, a property that is half owner occupied is less expensive than a full on rental.

The difference comes in the rating, the duplex scenario you used, is quoted as a 2 unit Homeowners Policy ( less expensive ) vs. if both are rented out they are now Rental Dwellings which require a strictly Landlord policy.

Landlord policies are generally more expensive because the insurance company has no control over the tenants and their potentially hazardous behavior, so that gets factored into the rate.

If you can live in a unit, especially for those starting out, its a great way to save on the insurance.

I have been looking at properties in the West Sacramento area, and more specifically 95838, seems like there is some good prices there, by comparison to other areas of Sac and the Bay, but I cant tell if its a hood or not, drove through yesterday, and it wasn't too bad. Anyone have any experience there?
