Hi Karla,

I JUST closed escrow earlier this month on a duplex in Raytown, a side city near KCMO that's a better community for rental properties. my Realtor is AMAZING! she definitely knows what she was doing and I swear by her. Her name is Tina Shealy,. I would recommend you give her a call, tell her your parameters and she will find you the deals.  Good luck!

So I am debating something and I wanted to get the opinion of other real estate investors. I accidently ended up with a rental property last year when I applied for a job in Sacramento, CA and thought I was hired, so I put an offer in on a home ( LONG STORY )  but long story short, I bought the home, didn't get the job, and had to list it as a rental. Now the tenants are really good people, they are very clean and I bet they will be long term tenants.. but that's just my guess. The property is only cash flowing about $100 a month, however, the real estate market in California is going crazy, and the property has apparently appreciated over 65-75K in the past 10 months. There are some people saying we are in the 2.0 bubble and about to burst, something I kind of agree with because in the Bay Area, where I live now, EVERYTHING is over a million! its RIDICULOUS, and cant continue to rise in my opinion. That being said, would you guys...

A. List the property, take the money and run! Maybe reinvest in blue collar markets in the mid-west and get a larger cash flow?

OR

B. Keep the property and hope that it continues to rise over time.

I recently closed on a KCMO duplex that meets your parameters. There is also another one next door that's available, I can refer you to my realtor if interested . Both markets are good, I got a buddy who owns 3 in Indy and is very happy. The thing is you need someone who knows the market and community well. Happy to offer my references if you want

Hi Everyone!

So I have been applying the 10x rule, 4 hr work week and all these books and went from 1 proprerty to 2 with 3 in escrow. Problem is that my latest purchase is a Duplex in Raytown, and its has one side occupied, and the other, vacant. I am looking for a good Property Manager that can maintain the property, and handle repairs (at a fair price) and get me a tenant.

Any recommendations?

I think I have a better sense of my next steps and hope to report back with great success.  @Larry Fried I would love to hear from you which companies you worked with in KS. Feel free to PM me. I promise to still do my due diligence, just a good referral wouldn't hurt.

I'm shopping in KC and find the same perimeters to be true, $200 a month in cash flow and over 12% coc Are you buying single or multi unit ? You might not need to sell. What about a cash out refi?
