Karen Margrave Good article Karen and thank you for the advice!I also read the beginners guide which also mentioned that commercial is probably not the best area to start.
I want to start in commercial because that's what I've been exposed to and what I like. I own a permit expediting, building and zoning consulting company in which I assist my clients in telling them what can be done with a particular lot and getting approvals from the Department of Buildings and various other city agencies. Some of my developer clients have also retained me to be the construction project manager on several retail construction sites for national tenants and local supermarkets.
I guess what I seem to really need to work on is understanding all the variables(CAP rate, NOI, DCR, IRR etc) one must look at to analyze and determine what is a good vs bad deal. Maybe this is too big to take on but...
However I am no expert in REI and will defer to those that have actually done deals. You mention that I should start on something smaller as my first deal, what do you recommend?
