I have my primary, car and all rentals with All State. I recently switched obviously for better price and relationship/communication. I have a dedicated agent who is great and helps a lot. DM me if you want his number.

Bought a new SFH in June. House was empty till Aug.

Got a water bill of $20 in June. Those were all fixed cost.

Then $130 bill in July. Bill details shows usage of 6,000 gallons. I filed a complaint with Charlotte Water. I also hired a technician to inspect whole house to find any leakage. None was found. Charlotte Water technician also found no leakage.

August bill - $980. Unbelievable. Bill details usage of 70,000 gallons. Charlotte water company says meter is fine and there is nothing they will do. Their reasoning is someone might have stole the water.

70,000 gallons. It takes 22,000 gallons to fill 1 large swimming pool. If water flow rate is 3 gallons per min the it will take 22,333 mins or 15.5 days to steal that kind of water. That does not make any sense to me.

Anyone had this problem. Any advice how I can solve this please?

Lesson learnt- turn off the water mains on an empty house.

Interestingly I was very close to rent by room. I have 6 beds 3 full baths SFH. I tried to rent by room and got bombarded with bad leads. After 2 weeks I changed my listing to for families only and was able to rent it within days.

Few things I learnt from the experience which I will work on before thinking about renting by room for next time-

Parking- will HOA allow it? Will tenants accommodate this?

Lease- will it be 1 lease or separate leases?

Common Areas- should it be furnished?

Utilities - should be included in rent or not?

Marketing- Zillow did not work here. Other sites I advertised got me bad leads. So I really need to work on this to get it right.

There is definitely opportunity to make more here, but has some challenges as well which I think can be managed. Will give it a shot next year.

Hello BP Friends,
I am in a sticky situation so thought I reach out for some advice/options/strategies. I have a 1SF Rental.

Had a new tenant back in Oct 2020. His deposit payment and first month payment was late. Reason provided = Avail is difficult to use and cousin got shot. Real reason  = NSF

November 2020- Rent received 17 days late. Reason provided = grandfather passed away. Reason provide by Avail = NSF
December 2020 - Rent not received yet. Reason provided = got covid. Real reason = I am not sure what to believe anymore. He has not communicated to me about any hardship. I have called him, texted him, emailed and suddenly no response.

I want him gone and am planning to file an eviction. I understand there is moratorium in place, but it is for covered person and my tenant has not told be of any hardship.

Any advice, suggestions will be greatly appreciated.

In addition to checking account, I also use a separate Personal credit card for any and all rental expenses. I find that’s one way to keep things clean and manageable.
