So if I do become and agent I can show myself a property for my own personal purchase/investment or do I have to be selling it to someone else?

Hey Kirk I actually was considering the classes mainly for the education, terms, understanding contracts, legality etc.... I really don't want to do it to become a real-estate agent and some people may view that as a waste of money just to take the classes and not actually become an agent. At this point I'm reading a lot of books and stumble on terms and situations pertaining to real-estate that I don't understand and I was thinking maybe the classes would catch me up to speed on that stuff and wanted to run it by the forum:)

Thanks for the replies! I'm starting to see that I should have started here with my quest for short sale knowledge and I'm on a very broad search right now, Anson I already talked to you about the real-estate courses and saw another post of yours about online verses a class room and have decided to take the classroom route, any schools you would recommend they seem similar for the online courses. I actually have Monica's book "Short Sale and Foreclosure Investing a Done for You System" queued for reading so I'll do that one next as I love books that are written by local investors.
Anson can we get together for that cup of coffee in the next week or two at your convenience?

Hello!! I'm a real-estate investor out of Colorado looking for any must reads, books or courses etc that pertain to short-sales. I've listed which books and CD's I've read or listened to so far. As of now I'd like to stay away from Guru's but am open to any courses, classes or books that deal with short sales, I'm considering taking a pre-license real estate course in Colorado mainly for educational purposes vs. becoming an actual real estate agent (any thoughts on this idea??).

I really appreciate the info gentleman thank you! Do you believe I could benefit just from taking the pre - real estate license courses? I've been reading books and listening to CD's we've attended a CAREI meeting and I'm looking to participate in the group Mark mentioned below, with my primary focus being short sales and working with distressed homeowners. I know this is broad and I'm trying to do everything I can in the next year to educate myself and make sure I am ready to invest, weather that means taking classes, getting some hands on experience or partnering with someone for my first deal using my funds and giving them a percentage of the proceeds. I really want to do this right before I jump in, but I also realize that procastanation is my worst enemy here:)

I am just starting out as a real estate investor in Colorado, I've been focusing on the educating myself currently and it dawned on me that taking some real-estate courses and possibly getting my license may benefit me and if anything give me access to MLS postings and just more knowledge and understanding of real-estate. My question is, is can I get a real-estate license without being employeed by a broker or real-estate firm, I work full time in IT and would like to one day invest full time but I do not want to be a real-estate agent. Can I get my license and accomplish the above and do you see a point and benefits in doing so? At this point I just want to obtain as much education and knowledge as I can, that may put me ahead of other investors.
