I'm in Denver Colorado, doing some renovations on distressed properties and was wondering if there was a guideline to how much an investor should be paying per square foot, kind of a rule of thumb or ball-park type number?

Hey All, I've also trusted and respected your answers on this site and was looking for some tax help. I am a first year Realtor in Denver and I am trying to find a tax accountant local who knows the ropes as far as Real Estate goes. I have SO many write offs with this being my first year, and with as much as I've spent I don't want to miss a dollar come tax time and deductions. I've kept great track of my expenses and used to use Turbo Tax before I was a Realtor. Any referrals or suggestions would be appreciated!

Jeff and Bill thank you much for the helpful replies I appreciate it!!

Bryan we are borrowing for residential properties, we are targeting family who we would like to form more of a partnership with and continuously borrow this $$ after each transaction. We are hoping to give them a specific return for each transaction and formulate a contract to reflect this. The people we are targeting have made it clear they would like to help us succeed and would be very reasonable when it comes to drawing up a contract that benefits both parties involved.

Ok thanks, it sounds like the plan is finding a lawyer, is there a specific type of lawyer to look for or just start calling around?

Hello BP!! Does anyone have any good advice for writing up a contract to borrow private money?? Should we meet with a lawyer or who would be a good resource to do this, we are looking for someone to write a contract for us using our own borrowing critera so it really wouldn't be a standard contract, I'm in Denver Colorado if anyone knows a good resource that would be great!

Adrian a friend of mine actually works for Broker's Guild and recomended I interview with them. If you have any other suggestions for similiar Brokers that I could interview with I'd appreciate it:) I am starting out part time and currently going to keep my full time (not for long I hope)

Anson thank you for the great info, I'm ready to start Farming, sounds like repetition is the key to my success.

Mark I'd love to talk in the near future if you don't mind. I really appreciate the book recomendation, that will be my next read. I am for sure looking for volunteer ideas to assist other brokers and get some good training in return.

I recently passed the RE Exam in Colorado and I am currently selecting a brokerage firm to hang my license. The main reason I originally decided to get my license was to gain MLS access and be part of my investment transactions seeking deals and listing our properties. Since then a lot has changed, I would like to transition out of my IT job and be 100% involved in RE (not just investing).

I'm struggling with the next steps in my RE career and using my time wisely and what I should be doing to better market myself to acquire potential business etc.. My ideas were a letter of introduction to my tight network of people who I believe I can rely on to promote "me" including a few copies of my business cards, as well as tying to become more involved in my community to make contacts and build up my network. Any ideas, thoughts or criticism would be appreciated.
