We were just going to do a whole new lease since the original is from 2013 and will soon be over.

The tenant has a previous lease that states there’s additional rent for insurance and tax increases but I’m not sure if it was actually collected from the previous owner. 

For direct deposit or auto pay, is there a worry about giving out the account number?  Just trying to see what’s the best option.

Hi all

  I have to renew a lease with a tenant for a commercial space in a small building in NJ soon.  I was wondering if others are charging "additional rent" ie having the tenant pay a portion of taxes and insurance beyond his rent payment. If so, is there a percentage others are using?  Also, what time length ie how many years are others writing the lease for?  Also, how much are others increasing the rent yearly?

Also in terms of collecting rent, any good suggestions aside from tenant mailing check? I am having tenant pay rent to the LLC. I deposit it in that account, but sometimes there's issues with getting lost in the mail etc, so I am looking to streamline that process while still being able to get the payment in the LLC account. Is it a problem to get the rent in my name and use Zelle and then use online banking to move the money into that account? Not sure if that breaches the LLC veil.

Sounds good. Do you end up getting the loan from the same small local bank as the one you set up the business account with?

Also, any recommendation on how to phrase what I'm trying to ask? Or is it just as simple as would you lend to a new LLC?

Ok great! So I will have to get out there and do some foot work for that. I will go into some local banks. I know about the 20-25% down payment, so I'm prepared for that to be mentioned. Thanks for the input, much appreciated!

Hi all

I'm new to investing in real estate and I have a question I was hoping the seasoned investors can answer for me!

1. How can I purchase a property through a new LLC?

My goal is to buy and hold a rental property and I do want to hold it in an LLC. I'm not sure how you get a loan for a property this way. What are others doing who also have their properties in an LLC? I spoke to my mortgage guy in a big bank and he states he can lend to me personally, but not through a new LLC. Thoughts?

Great video thanks for sharing Mehran! Jenkins I just read about being able to put in keywords so those are a great idea.

Joel do you tend to invest in smaller commercial properties or large ones. Someone along the way mentioned that these bring in great cash flow but as a start I figured residential would be easier to get my feet wet.

Hi everyone! I'm Amanda and I currently live in north jersey. Im new to real estate investing and I'm looking to invest in a rental property in the Essex County area within the next 6 months. Any other jersey folks out there? I like the idea of this site and being able to ask questions to people in the business is a great help. Any tips/ advice is always appreciated.
