@Nathan Gesner You're right.  There are many landlords who don't follow the correct steps with the eviction and it can extend the eviction process much longer than expected.  Some of the basics of just simply getting their name right or sending out the correct notices.  With two most recent evictions I just went through it took 3 months, but the tenants had to pay or I could have them served with a 48 hour notice to quit, which means they have to be out in 48 hours.  Not sure if it is the same in WY, but in MA before you go in front of a judge you try to work out a deal with a Mediator first and from experienced landlords in the area that I've talked to all say that is where you want to reach an agreement.

@Nathan G. Appreciate your detailed response!  There are some really good tips to use going forward.  Since every state is totally different with their landlord/tenant laws I think it is best to get specific advice with the state.  Also, this has not happened yet.  Was just throwing this out there to start a discussion.

Hello,

For Massachusetts landlords or possibly other states as well, what procedures do you all follow if a TENANT on a month to month basis gives a landlord a 30 day notice that they will be leaving, but they don't actually leave at the end of the month? (Tenant has paid last months rent in advance when rental agreement was signed.)  Do you charge by the day at the end of the 30 day notice?  Do you make them pay for the month and then refund their money back if they actually leave since they paid last months rent already? Do you put in a 14 day notice for non-payment? Personally, I have not run into it yet and could be a very easy answer but figured I'd throw this question out there.

Hello,

I am trying to figure out where real estate investment expenses not tied directly to a specific rental property would be placed (example: Cost of Mailers when prospecting for more properties).  I currently have a 3 family and file a schedule E for all expenses associated with the property, but am spending money on prospecting.  Would Cost of mailers go under the advertising section on the schedule E?  Any help would be great.
