I was in the same situation when I left the service at 22 with the exact same money saved up from Afghanistan. I went through trial and error with many investment vehicles. 1st was CDs, Mutual Funds/ very slow returns 2nd was investing with people who say they can give me great returns/ Works but not every time. 3rd learning to invest in ETFs, Stocks and Options contracts/ Worth the journey. 4th was passive income business. I acquired ATM machines and Rental Properties

Getting your lady to sign a lease agreement sounds like trouble. Having her sign a contract that says she will not pursue you for any past or future property you obtain, not hard. I would not let her pay any bill that gives her a say so in court. While living together I would give her expenses such as groceries and cable. If she cooks and cleans that all adds up. She pays less bills and has huge chance to save money, so I would not consider this as greed.

Opportunity created in real estate, do to hurricane Irma. I would like to speculate and grab up some property from these particular distressed properties in the Florida area. Does anyone know of any website or agents with listings where the sellers have just recently been affected by these events and are motivated to drop there sale prices.

I'm just starting out as well and if I could I would definitely invest in NYC, they have cheaper taxes then Jersey with more rental income. Appreciation is an extra. But with smaller chips to play with and less than an hour drive Jersey gets the job done.
