After you buy several rentals its pretty easy to take a chill pill and relax as a single millennial with no housewife. I'd say after about 3 months or so your going to miss grinding. Then you go back to work, mentally its much easier since your working toward a goal of adding another rental. Every rental is like receiving a raise. When thats the case it no longer feels like work. Managing 10 units takes maybe 1 to 10 hours a month.

@Danna Gramme from what I've gathered auction.com sells foreclosure s along with short sales, each contract is different from house to house on the same site. You have to do your due diligence.

I've been going through the same thing. My defense when they say pension is I have amortization on my mortgages, along with up front monthly rental income. I want a raise, I seek to buy another income or partner with someone if my funds are currently looking funny.

I was just in Louisville the other day for 3 months. Rent is mad cheap and labor is also cheap. tons of money to go around. Post two adds on Craig's list. One saying hiring laborers and carpenters the other saying handy man special I'm a skilled carpenter. I ran a rehab project there and this is what the contractors did. Going rate is 25 for a carpenter you pay your guy's 15 to 18 then laborers go for 15 you pay your guy's 8 an hour. I did this when I was there for extra income.You could be in business for a full month with no license. Next thing, since rent is cheap you could pick up an apartment for 300 in a non desirable neighborhood and host it on air Bnb. The going rate is 40 a night there per room. You could run this from any where, put a lock box or electronic pad lock on the door then get your wife to clean when they leave.

Stock market is not a bad idea. It's very broad. Don't limit yourself to information in which you are willing to learn. I have friends that started in real estate at 15. Have read stories of people starting in markets round the same age. You were born with a great advantage, Google! Take advantage of it.

Best advice I ever received is mind your own business. Perception is everything. you're only in competition with yourself. Thus your arch nemesis is yourself as well.
