 Obed, I am pretty comfortable with the market. I don't see a lot of great opportunities now with the immense amount of competition but, there seem to be ocassional deals out there.

Hi all, I am looking to build a team here in the greater Tampa area before I begin seeking Multifamily properties. If you are an Agent, Contractor, Lender, Insurance broker, or any of the assets I will need to get going I would really appreciate a response.

I currently have a couple SFRs in TN and one on Treasure Island. I would like to start moving into Value-add multifamily and BRRR.

For example; you purchase a home for $50k, invest $25k to renovate it, and then rent it out. Hey Joseph, did you ever get any answers on this? I see no replies and I'm in a similar boat trying to learn the math. My assumption is you have something in the order of operation mixed up. That's the only way I get numbers close but not correct.

Hi all, I'm reading Real Estate By the Numbers and I get PVM, FV, interest vs discount rate. Where Im struggling is Dicounted Cash Flow using the Discount Rate. How are they building an interest rate into cashflows to make the numbers work? Only way I can see to do that is use the annual rent increase (say 3%) as the DR. Any guidance would be greatly appreciated.

Dustin, a tool I use is turbotenant. I've had great luck keeping my properties filled with it. They provide marketing to all the major listing plus a lot of value added services if you need them (lease agreements, management, maintenance referrals, etc).

Hi Kelly. What area of Kingsport is the property located? Reason for sale? Which building has the three rehabs?

Hey Antione. It's great to hear someone positive on out of state investing. Ive heard so many horror stories I've been leary. If you're willing, I would like to connect and learn of your experiences. I'm in Temecula so in a similar boat with regard to investment prices. And quite frankly getting the numbers to show cashflow.
