On my first wholesale deal my initial offer for the property was 35 thousand. The sellers counter offered with 38 thousand. The initial asking price was 40k. The sellers said they would like to get the deal closed this week. What should I do next? I'm confused as to how to get the property off my hands. How can I close a deal within a week? My first deal and I need some assistance.

Ok, here's the info I have so far on the deal. She's looking to sell two of her properties because she's moving to California. I didn't go into more depth on that situation. She's looking to sell one property for 40,000. Which was also the price that it sold for last year. C class neighborhood, but by the number I think it was cash flow positive. Keep in mind that I'm getting this information from off Zillow. The 2nd property she's looking to sell for 124,000. It last sold only for 89,000. Looks like it's in a B class neighborhood. I'm not sure about this price. From what I gathered off Zillow not too many houses have been sold in the area in the pass 6 months. And if they have been sold, not in the 120,000-140,000 price range. Both properties are also gutted out and need electrical wiring ran through. That's the only 2 defects she named. She said she already met with one other investor which I'm guessing is an wholesaler too but is still looking for another opinion. Tomorrow I will see how it goes.

Hey, how's everyone doing? A woman just called me from a craigslist ad I posted about a month ago. I totally forgot I even posted the ad. She says she is looking to sale 2 of her houses. After all the studying I've did on wholesaling I've completely went brain dead. If anyone can assist, what should I do next ?

When just starting out in real estate what are some things that you should do every day to better your chances of success in this business ? Being a newbie, I'm looking for anything and everything possible to get more knowledgable each day in real estate investing. I'm looking to form new habits in hope that real estate investing will become second nature to me. Open to all ideas.
