I'm trying to come into this deal as a cash buyer and the listing agent is telling me she can't work both sides. That makes sense but i know there's a way to not have my own realtor and close the deal. 

what is the best strategy fo resolving this?

I am trying to figure out the best way to find the right real estate agent. This agent would be fluent in english/spanish, and be extremely familiar in Owner/Seller Financed Notes. 

Any suggestions on where to find such an agent?
