Joseph Bodek Thanks Joseph, I am definitely curious about lease options and sandwich leases now. I need to look these up!

Tim W. Thanks for the tips on what markets to look at. So far I have been thinking of New Jersey but I will definitely take your advice and check out Long Island. I don't know if it was your intention, but you have me curious about the Bronx as well...

Brandon Turner Thanks for the helpful links and tip about the keywords. I love the podcast and this site is great, thank you!

Hi Zayne Kendrick,

Thanks for the tip. I am don't know much about lease options but I will start researching that today. Btw, I see you are from Montreal - my hometown!

Do you invest in real estate in Montreal?

Hello BP!

I have been listening to the podcasts for a while and I am so glad I finally made it to the website. I have been reading and absorbing for a few weeks now and its great to see how genuinely helpful and knowledgeable the BP community is!

I am an *aspiring* real estate investor from New York, NY.
Long term I would like to invest in multi-family residential properties, buy and hold, to build passive income. But in the short term I am interested in wholesaling, both to increase capital to invest and to find my first good to deal to invest in myself.

I am thinking I would like to look at the New Jersey market since it is close by to where I live. Does any other market within 2 hours drive of NYC make sense?

I would love to connect with other investors in the NY/NJ area. Are there any good REI clubs in the area? (I've been to a few that turned out to be an excuse to peddle books and training courses.)

Any advice about the following would be greatly appreciated!
- A good REI club in the NJ/NY area?
- What market I should consider (within 2 hour drive of NYC)?

Thanks in advance :)

Mala

Hi Nathan,
Thanks for sharing your story! It was great to read a realistic account of starting out in wholesaling. I've been interested in it myself and its good to have a realistic outlook. Its also so great that you didn't give up and it seems like the perseverance is really paying off!

I have a question though, is there anything you started doing differently that really changed things around? I mean, it took 11 months to make that first $3800 but now it seems like you are doing much better. Did you start doing things differently? or does it just take time, and several mailings for people to finally start calling?
