Hello everybody, I'm looking at real estate investing here in Massachusetts and I have questions for the rent payment and move-in costs. Is it legal to request a Deposit to Hold in Massachusetts? How do you collect the security deposit and the first month's (and last month's) rent? What do you use to collect rent? Is a grace period required in Massachusetts?

Hello, I'm interested in going into real estate. Since I'll be 18 soon, I'll have to resort to creative tactics. Has anybody here been successful in wholesaling or purchasing properties subject-to-existing-liens? What do you use and how do you find properties with motivated sellers?

I would look at the markets you plan to invest in first. Going on websites like city-data.com and crimereports.com can help you find what is good and bad in your area and what neighborhoods you should avoid. Since I assume you're a beginner, I would recommend purchasing properties from turnkey companies. All you have to do is buy one of their properties and they will manage it for you along with the tenants. However I would research the house, it's location, and also calculate the CoCROI that you may receive on the property since they will take roughly 10% of your rental income.

@Charlie MacPherson I took a look at Brockton and I do see a lot of Class A and B properties west of RT 28. Interesting find, I'll look into that west Brockton along with Fall River.

Hello Investors, Agents, and Anybody Else in Real Estate, I'm looking at properties I may invest in the Massachusetts area. I notice that much of the properties here in Greatet Boston have a horrible ROI however I'm finding many B and C class properties in the North Shore---like Salem, Lowell, and Everett---that have a decent ROI. I would like to know what cities are ideal to invest in for newbies like me?

Hello Investors, I'm looking at investing out-of-state since properties here in Massachusetts are very expensive and gives me a poor ROI. I'm aware that I don't need an entity to receive tax deductions on rentals. However, since I know I'll be investing for the long run, I'm finding that having an entity will be necessary to protect my assets. I'm also confused on how the fees and taxes will work if I have an entity in a different state than where I live. For example, I buy a few properties in Texas. I establish an LLC in Texas to safeguard my assets. However during this time I'm living in Massachusetts. In this case, will I be required to register my Texas LLC in Massachusetts and pay both Texas and Massachusetts' state filing fees? Do I have to pay Massachusetts state taxes on the profits I generate in my Texas LLC, along with Texas' own state taxes?

@James Wise Thank you for your response. I will definitely take a look at the Contractors and Inspectors available in my target area on Google/Craigslist and talk to the realtors working in the area.

Hello, I'm recently looking into real estate markets out of my state. I live in Massachusetts and I don't want to invest where I live since the ROI on the properties are absolute trash and the laws are "pro-tenant" here. I'm finding a ton of great deals in states like Texas and Ohio. There are some houses that are being sold thousands of dollars below market value since they are in need of repair. I know I can get a fabulous ROI and increase the value of the property by rehabbing it but I will need to find a contractor and an inspector to help me out since I can't physically see the property. Since I'm new, I'll like to ask what are the ways I can find inspectors that can find problems with the property? Where do I look for finding licensed contractors to rehab the house?
