Investment Info:

Single-family residence other investment.

Purchase price: $275,000

SFR 1700 Sq Ft. 4 Bed 2 Bath. Rental Property

What made you interested in investing in this type of deal?

Great zip code, Garage Converted into 2 additional studios.

How did you find this deal and how did you negotiate it?

RMLS/RE Agent

How did you finance this deal?

FHA Conventional Bond

Lessons learned? Challenges?

First time buying a home was quite nerve racking. Lessons learned is to walk the property with the agent to weed out issues with the home. HOA's can be a pain in the butt sometimes.

Hello @Travis Nebeker , My name is Steven Mak and I'm in the similar situation as you pursuing REI. Now I don't have a lot to offer but I do have time, truck and muscles. I would like to learn with someone local so I can learn the in and outs. My goals are to learn wholesale/flip and later on have rental properties. Lets chat it up sometime.

Allow me to introduce myself to the community for the second time. My name is Steven Mak and I currently reside in Vancouver, WA and work in Portland, Oregon as a Postman for USPS. I joined bigger pockets about 2yrs ago but did nothing with real estate. Got side track with MLM and though I did learn a lot about personal development, I was not to fond of the financial structure. Now that I have been listening to the bigger pockets podcasts daily and buying and reading books. I am highly interested in real estate to pursue financial freedom and hope I can partner and add value to those willing to help me learn and grow in real estate. Below are my goals and please do share your insight on what you guys think.

Goals

My small goals are to learn about wholesale/ flipping to achieve capital gains. My plan is to buy multiple rental properties and have real money sitting in reserves so I don't have to always rely on loans/credit if things go bad.

My bigger end goal is to have multiple rental properties to create a passive income of 10k-20k a month.

With my VA Home Loan I plan to buy duplex or a single family home and house hack it.

About Myself

I'm 24 and single and currently work at USPS as a postman (where did life go wrong) joke*. I served in the United States Army 2011-2015 as 11B (Infantryman). Achieved my EIB, Airborne, Air Assault, tabs and honorably discharged as a E5. I am hard worker and very sociable so please do reach out to me if I do fit in your criteria as a potential partner.

What I can offer

I am single so I have time. Usually off around 4pm (PST). As a Postman I see houses everyday and talk to homeowners. That being said Real investors looking to buy distressed homes, I'm your guy! Also I could talk to my coworkers and expand my radius to create a pipeline sheet of distressed homes.

I hope I can add value and partner with potential partners!

Long story short. My best friend and I are coming up with a plan in real estate and its best to start early both @ 21 we are eager to learn, dedicated, and hungry.

We have good job/credit score/ VA home loan. Our goal is to have a property that generates passive income. We plan on purchasing our first property next year when our lease is over.

Questions are :

1.) Whats our best course of action for purchasing a house starting out?

Recently have gotten out of the military. Have settled in Vancouver, WA. I introduced myself about a year ago in Tacoma. With being in the military it is very hard and busy to find time to do what you want to do. Now that i am out and going to school i have more than enough time to study about real estate.I am also into stock mostly microcaps so any info would help especially how to read a level 2. I hope to seek guidance and coaching from the help of bigger pockets members. I am excited to look forward to the future!

Hi guys!

I'm a newbie from Tacoma, WA. Originally from Vancouver, WA. I am brand new to this and want to make a lot of assets hence i don't want to work anymore, except to work to not work anymore.

About me: I am 20, worked 2 different jobs since the age of 16, then decided to join the military (Army). Currently serving. Been always having the thought of being a somebody important rather than a no one. I was approached by one of my close friends and was introduced a positive way of seeing life. Which made a lot of sense. Why work for someone, when i can work when i want and make more money of the time and effort i put into it.

Hopefully i can learn as much as i can about financial education, what assets make the most out of my money/time. I am a young motivated fella that is trying to make it in life and not have to worry about liabilities.

Anyway, look forward to networking with you all and finding some good deals!
