Splendid! Cash flow, appreciation, or both? Each one can be a completely different area around here so don’t say “all” lol

2 months have passed in 2017. Are you making progress towards your goals for this year? Are you satisfied with the progress you made thus far? What can you do today to further your actions to get back onto your goal path? Accountability post: you're welcome 😄
Good day! I'm not sure if you'll get a reply here or not but my comment will bring it back up to the top of the list. Never mind the fact that I, too, am looking for one as well so hopefully, 1-4 will be mentioned here 😁

Cool. Thanks everyone. I'm asking this because I'm trying to setup an excel sheet to easily workout the price difference for wholesale transactions using double closings and I was looking for a little more detail in regards to what to not need to account for in my calculations. If anyone could go a little further in depth or a little more precise, I'd appreciate that 😄

Why would someone consider using a transactional lender to buy a short sale or REO? Since the loans are for such a short period of time, ¿how would they be able to pay it back by the time the 3-7 day term is up?

How much can closing costs differ when doing a mortgage deal compared to an all cash deal? Could it be $100s difference or $1000s? What are the the type of expenses that would be knocked off the HUD-1 form?

I'm in the process of looking around for a CPA to add to "my team." What are the kinds of things I should say/look for to make picking the better choice for me easier when vetting? I heard that they should be focused primarily on real estate but ¿what else should I consider?

Yes sir. I just attended the last one a week ago. I've been on 2nd shift for a few months and have been unable to attend till just recently. There's an upcoming party in December for the REIMG but I doubt I'll be able to attend. I should be there in January, hopefully w/ a deal or 2 in the works 😁see you then!

Yes! Thanks Rick H. . That's my whole intention behind it: to find the people who r most motivated or find a motivation for them to think about. Besides, everyone loves it when someone else solves a problem for them and large amounts of money makes people more interested. Many men won't let another man sleep with their wife...until a million dollars is mentioned lol
