Great information, I just want to add some different ideas/resources that could help. One thing you can do is place your letters in fedex packages and leave them in the door. This is a sure way if someone lives there your letter gets read. You can use Netroonline.com to pull up almost any tax records that's online. I also like reaching people with unique names through facebook and send them a message about their house. Also depending on the budget you have using a skip tracing service that yields either their name and phone number or a relative name and phone number best to reach relatives that are older they usually answer their phone and I have had some give me the current phone number of the person I'm trying to reach.

You can use a notice of option to file at your local courthouse that will place a cloud on title.

What I did to land my first rehab property was started becoming known in my local REIA by flipping wholesale deals to real estate investors. I also gave up my wholesale fee to an investor who purchased my wholesale deal so I can learn and follow his process for rehabbing the property. Not only was great information for me but I also started working with his crew on deals. I started teaching about wholesaling at my local REIA becoming an expert very quickly and than new investors that didn't have the time came to me about using their funds for rehab. I also found a partner who knew rehabbing and had the paperwork and procedures of dealing with contracts down. I said to him I have some lenders to work with I know how to find the deals I need someone to help run a tight ship and he came on board. Yes, you place deals you find under contract to pass to the investors.

yes they are great. My biggest deal came from a fire damaged house.

If you don't have much capital to start with yourself than I would say start finding some deals to pass on to other investors for a profit. As you build a track record of doing some deals and knowing the area than talk to friends and family about joint venturing with you on fix and flips and you can use the wholesale properties you passed on to other investors as a way to show you learned the area.

When you say doing your first rehab and flip I'm assuming your looking to purchase one yourself. What I would do first is go to my local REIA and meet wholesalers and also the people who already rehabbing properties in your area and talk with them about things they do in your area that works when rehabbing properties.

Buyers are essential to Real Estate Investing for your wholesale deals. In your area you should always find out who is buying properties in your backyard. Focus your marketing and attention to this so that you can easily find them and know exactly what type of properties they are looking for. See your buyers list is like money that you can have instant access to as long as you can find properties to support the cash buyers you have available. As you find out who the cash buyers are and find out what they like to buy than all you have to do is focus your marketing in those areas and play matchmaker. When you do this your marketing becomes targeted to houses that you know buyers want right now. Hope this help if you have any questions just ask.

Find a realtor in your area and have them pull all cash sales in last 30 to 60 days. That will show you what areas the buyers are paying cash in. When you find where most of the sales are, you go take over that area with your marketing and mailing.

You can start marketing using craigslist for sellers. Test different ads that will draw in sellers and make sure your ad targets the type of seller you are looking for (foreclosure, probate, landlord). Marketing is one of the most important parts of wholesaling and stand out in your area.
