Quote from @Bonnie Low:

Hi, Maha. Multi-family properties can make good MTRs, but just like single family homes, the things that matter are:

- location. What draws people to your area? Hospitals, schools, construction sites, etc? Are you in a SAFE neighborhood?

- unit configuration (bedrooms/baths)

- decor & amenities. The bar has been raised dramatically. To be successful and stay booked you have to nail these two.

- matching the type of unit to the right guest avatar. Who is traveling there and why? What type of space do they want? Are you reaching out through the right channels?

Furnished Finder is a legitimate site. 100% of my MTR bookings have come from Furnished Finder. But it is not an OTA. It is simply a lead gen source. This means you have to do the legwork to reach out to matched and unmatched leads to follow up and they don't actually use Furnished Finder to book your place. You do your tenant vetting, create your lease agreement and collect payment all outside of the platform. A lot of people don't understand that and don't understand how to do these pieces - especially if they're coming from the STR space where they've been dependent on Airbnb and other OTAs - so they get frustrated with Furnished Finder, but the platform just isn't designed for that.

Hi Everyone,

I'm new to BP and trying to learn few things. I own Multi Family (4-plex) in Salisbury, NC. Currently, it's being managed by a Property Manager but I'm planning to take it over and try to give it to Traveling nurses (or) go through Alcove website to rent each bedroom separately. Any thoughts if am going in proper direction ?
