@Bishwash Aryal my CPA said “choose an area with low land values compared to the building value so you get more depreciation” but of course that’s for my situation; you should ask your own accountant whether it applies to your biz. I chose middle Georgia because it’s all that and close to a booming city, Atlanta.

@Justin Chang I once had the exact same problem! Tons of equity and no paycheck. No one would work with me. I had to sell one to get the cash out. Hope you find a better solution than I did!

@Justin Reyes I just hired a manager so I have it fresh in my mind!

1. Responsive- answer the phone or text fast; it builds trust

2. Willing to handle the make-ready and arrange whatever needs arranging, then bill me

3. Easy-to-read, prompt, complete invoices and reports. If I have to ask, it’s too late

4. NOT that active investing for themselves. I want them working on my business, not competing with me for deals. If you’re on the hunt, keep it on the DL

6. Rent the place fast and minimize vacancies. I should have made this #1. Luck!

I’m shopping for an accountant for taxes and hourly strategy advice. How much are other small-property investors with multiple streams paying for tax prep? Does it vary much by state? Is it important to hire someone in the state where your properties are, or where you reside?

@Alex Dayes Have you considered leasing something you could sublet for a profit, like Grade C commercial space or a vacation rental or a warehouse to divide into artists’ studios? In my experience, one has to work harder and be more creative when starting small but it’s possible! Don’t give up until you find the right clever idea for your situation.

And do a deep rental analysis, using free sources like Cr****list as well as upmarket properties as are advertised on the MLS. You NEED a second exit strategy, and that might include renting for a year. If the local rents don't support your costs or there are many homes already for rent, don't assume you'll be renting it right away. Good luck!

Hello, I own a fixer duplex near Mercer in 31201, and struggling to find workers/contractors in Georgia's skilled labor shortage. I am beginning to consider a partnership, a manager, whatever it takes to get this property cashflowing. Have made some progress but way too slow. Anyone actively working Macon, I welcome your input on how to find a crew as an out-of-town investor.
