Thank you so much for great and interesting posts !!!! They are ALL WORTH reading and contemplating.  I finish my course next week, next I will put my theory into action . I will try to find some good deals , as they thought me  in the class. Also,  I am hoping that they will  guide me through my journey and I won't be left alone after I finish my Mastery program.  In a few months I will be  able to   say whether it was worth to invest in the course or not .

Thanks for  your posts  and advices.   The thing is that to learn all that material , it would take me  months if not years to accomplish.  They are local in Chicago area, founder with his partner  own themselves 183 properties  , so I would  learn  from experienced investors who achieved something .

What do you guys think about taking 8 weeks Mastery Course from Chicago Cash Flow for $18,000? This course supposes to teach me fundamentals of Real Estate Investing?  

Did anybody take this course from Chicago Cash Flow located in Oakbrook,  Illinois ? Any thoughts on this? 

Post: 2 Flat For Sale with no alley leading to the main street

hello .  Could you please  advise me whether I should consider buying this property  or  not??

I found this  2 flat  for sale for  reasonable  price , yet I have a dilemma  because  this  2 flat  with garden apt  has no alley leading to the main street, it has  only  one  exit to the  main road .  Garbage company doesn't want to walk all the way to the  back to pick up the trash or they want to  charge  double.  Also, the tenants  will be having a problems coming out of the driveway because  there is NO Alley. there are 3 floor, 2nd, 1st floor  and  garden apt.   Normally all  2 flats have 2  exits, one from the  main road  and  2nd one  from the  alley, yet this  one  has  only  one  exit  /entrance  in one.  in thank you .  Maggie

David Lachtera, thank you so much for your feedback. Yes, you are correct, I am counting every dollar because I am relatively new to this game . I wish it was my business but it is hard if you have a full time job.............It takes a lot to quit the day job and run REI as a business.

Can anybody tell me what is the cost of LLC ?

great advice Marcus Auerbach, however my concern is: how would I benefit from forming LLC which I will not be using?? let's say I form LLC and let it maturev and just borrow on my name how it would help me out with future loans from the bank if I have LLC which I never used ?? How will I benefit just by opening LLC? Maggie

 I am not  sure  what additional  insurance are you talking about  ? someone  mentioned  umbrella  policy............ why do I need this  additional  insurance? thanks
