@Alex M., yes, he will have to be careful about what is allowed by the local & state jurisdiction & comply with both. Condo hotel will be great for daily rentals. Can also make a lot more money (than your regular annual leases) on monthly or 3 months at a time (lots of people, who move here need a temporary place to stay AND find it difficult to get one). For the other two options, just have to find a building that allows-I have a growing list of those.

I've done that for property owners whose properties I sold (obviously at top dollar since the short term rentals were allowed AND we established all the systems in place for the CAP rate to be almost double of any other Miami Beach asset. Both seller & buyer were thrilled. The former 1031 exchanged the fourplex into something closer to her new residence; the latter, got a no hustle, yet good investment (as compared to everything else on MB). real estate is hyper local so buyer seller market varies greatly by:

price ranges;

asset type (condo vs. SFRs);

specific location (Miami Beach-depends; vs. Brickell-buyers; vs. Westchester=sellers; etc.); plus some other specifics.

Two Off Market Properties that make solid rentals! One was rented for $1,650; the other is being rented at $1,500 - tenant willing to stay or move. HOA fees between $70-$125. Could increase rent.


Both have one car garages; corner one is a 4/2; the other a 3/2.

Priced to sell in low to mid $200,000.

Depending how you'd buy them, you could definitively make them cash flow.

@Alizee Paradis & @Alon Maoz: if downtown / Brickell is important to you, will send you a list of buildings that allow short term (defined less than 6 months; including buildings that allow rentals 12 x a year, which from what I gather from your thread would meet your requirements). Anything that allows daily rentals would be considered condo - hotel = association fees in excess of a dollar / square foot. The ones am referring to are much more reasonable, albeit not cheap as they do provide nice amenities...
