Hi Everyone,

We are dealing with a difficult tenant who is late on their rent in South Amboy, NJ.  Just wondering if anyone here knows a good lawyer who can shed some light and possibly file an eviction for us.

Hi Scott,

That's a really good insight. I didn't know there is a difference between them. Thank you!

Hi everyone,

I'm a new investor in NJ.  I am wondering if anyone here is experienced in cold calling.  I just subscribed to propstream and skip traced a list from there.  Do you guys run these phone numbers somewhere first to scrub for DNC or you can just dial with a voip phone number without scrubbing first and you will be safe?

Hi everyone, I am new to real estate investing in NJ.  I just signed up for Propstream and skip traced a list from there.  I am wondering if anyone here has any experience scrubbing the DNC list?  If yes, what service/website do you use?  And has anyone used Mojo dialer here? How's your experience so far?

Hi Mark,

Thanks for the great info and given that you're from Jersey too, I am feeling better for not having a liability waiver ready for the tenants. People can get the virus from anywhere, and that's why I find it strange to be asked to sign a waiver at a restaurant.  At this time everyone is just trying to protect themselves.  I guess all we can do now is to take extra precautions.

Hi everyone, I have a rental property in New Jersey and I would like to know if anyone is letting their tenants sign a waiver for Covid19 to move in? I am asking this because I went to eat at a restaurant in NJ not so long ago and was asked to sign a waiver. The staff said it is an order by the governor which I found kind of absurd. But I know we are living in a strange world these days so anything can happen.  Any thoughts?

Yes, I would think so too.  I just heard it from a podcast and the speaker said it was one of the ways they are using to get leads.  I wonder how that is possible.

Hi, I am a new investor in New Jersey. Does anyone have experience in getting a non payment list from utility companies for direct mail?  I tried calling to a water company yesterday but they refused to give out that information.  I would assume the rest will be the same since they have to protect their customers.

Hi, I am a real estate investor just began direct mailing.  Does anyone have any luck requesting a non payment list from utility companies?  I tried calling a water company in an area that I'm interested in, but they told me that they could not give me that information because I am not the owner.  I heard from a podcast that some investors are able to get it. I just don't know how. Please help!
