I painted my BRRRR that color, its some type of blue/gray color.

not for 75k for sure. But if you offer him a couple grand over what he paid(maybe 35k) it might still be a good deal for you. Dont pay anywhere near that 75k price.

Yeah if you are going to be using a title company, why even use a Quitclaim deed? Go ahead and slap a warranty deed infront of the seller and get them to sign that.
You'll have recourse if something ever goes bad.

Yeah, i think that isnt actually that bad. I had several quotes like that down here in Texas. I had alot of quotes. Most came in at like 4k with materials. But i wanted everything preped nicely. I wanted everything caulked and sanded, sprayed with primer and them oil based enamel on trim and doors. i Ended up firing my painter that i hired out of all of them. He sucked. Oh well, you live and you learn. But def, dont want to go cheap on paint or people will do a crappy job. If its a rental, i guess but if its for flipping or for yourself, then you want to do a nice job.

I went ahead and contacted my insurance agent about insurance plans for landlords. Ive read on bigger pockets about an umbrella policy, and that it only cost several hundred bucks per year. Well when i started shopping around, umbrella policies seemed like something difficult for several agents. They said something about umbrella policies just mean all your stuff together(cars, houses, rentals, etc) and it adds a seperate layer. Several of them said i couldnt do it unless i brought all my things with them like car insurance home owners, etc.

My current agent that i have my cars and one of my rental properties with ended up getting me on a GL policy. Supposedly its a General Liability that covers me as a professional. Its a policy for 2mil aggregate. but its kind of high i thought, almost 90/month. Is this what i need ? i was looking for an umbrella or landlord policy and this is what i bought. A commercial GL policy.

also, should i be on the policy or my LLC? Right now my rentals are under my name because i just got my LLC's formed. I was thinking of putting myself on the policy and list my two LLC's as well if theyd let me.

Any advise on this BP?

@Jay Hinrichs Do you think the same applies here in Texas ?  how can i find out? I am going to go bid on a property here in Tyler Tx and i found a lien back in 2010 recorded for the Mr for around 10k and it says "attaches to all non exempt property" which the property i am looking to buy was his homestead up until 2017 in which it no longer is. Ive been pulling out my hair trying to figure out the answer if that child support lien will survive once it forclosed tomorrow. AOG is no help, they have me going in circles. I think now he owes like 60k in back child support i would hate for that to come on the property i purchase.

any help is greatly appreciated ?

How can you possibly get these high dollar loans? Especially with someone with no trach record ?

@Greg H.  What if this property is not this individuals homestead? Tax records show its not his homestead it looks like...
