@Brian Beck LOL then I would never use your contract company. 5 weeks before you even step foot on the jobsite ?  what kind of nonsense is that. and by that time you're already asking for another 3rd. WOW. Plus you are marking up the materials. You must do alot for just homeowners because i dont see investors being able to do that. You keep all the profit and none for the investor. Heck NO! I find good, cheap labor. I supply materials. Most investors should do that  and not let a contractor run up their bill. Hell No.

@Account Closed You are in the wrong. you must not know what you're doing. 

We shouldn’t care what the hell the contractor paid to laborers. That’s on the contractor. Not on the investor. If the contractor under bid that is on him. I don’t care what yall say 15k is a lot of money for effin labor. Never have I paid that much. That’s the whole reno with materials on most of mine. Yall are paying way too much for these renovations if you all paying more than that. Where the hell is your profit then ? The damn contractors taking all the money if you think paying that much is good. And to top it all of the contractor didn’t finish. Please.. sue his ***. Even if just a judgement and burn his ***. I hate people like that. Sorry *** contractors. This guy was just trying to stiff someone.

@Justin K. Send me an inbox with this guys name that way i make sure i dont run into him wanting to do a job for me. 
i am fixing up a house right now, and the contractor im using is charging me about 4k for everything, All the framing, putting in doors, and sheetrock and texturing. I make sure he is advancing on my job before i pay him. Last week i gave him 800 and this week ill give like 600. But its coming together good. I think he'll be done in like two weeks prolly less at the point ill pay whatever is left i owe him. I ofcourse am providing all the materials he needs. He just using his guys and him for labor.

@Aman A. Hell yeah thats high. I payed 1300 for mine. just labor. Materials ran me like 1900. (They did tear out,re felt and reshingle)
Mine is a bit smaller though its like 900 sqft. they basically charged me $40/square

@Mary M. Well either way, i'm in Texas and we don't like government in our business. The less government the better. Some people suggested on the thread " laws this and laws that" or " they need to make laws to hinder wholesalers" and i call BS. Leave it as is, everyone is a grown up and makes their own decisions. If someone wants to sell using a wholesaler let them. We don't need more laws, we need less.
I recently bought a distressed home at a trustee sale, and was marketing the property as is trying to sale it to someone who would want to fix it up. I was approached by a wholesaler who said they could find me a buyer. Guess what i said? no. That i could do it on my own or just remodel the home myself.
But if he could have brought me a cash buyer why not. I make my small profit without having to put in more money on the home, wholesaler takes his cut for bringing a buyer, and buyer has a cheap house that he could fix and have an asset that is worth double of what he's in it for !

You all just keep pushing. Whatever your hustle is, just do it. Who cares what any other person says. Make your money, pay your taxes, and be ethical. Lots of cash buyers wanting distressed houses that wont close the traditional way. One avenue in real estate can lead to many. Wholesaling, renting, fix and flips. All part of the business. I love real estate.

@Jassem A. The house next door actually was renovated recently and has a metal roof. I thought about it, but ehhh, i wanted to stick to traditional.

@Jim Adrian Not really, we are in tornado line but has never happened. But i agree with you, esthetically pleasing would be the architecturals. My roofer sent me those pics of the houses next to the one ima remodel.
