thank you all, they paid yesterday but i still mailed out the eviction letter. 

Yes, I realized now that they are paying not in advance... They moved Feb 28 (and paid 1.5 month), paid the first rent in March 25 so technically, they live first and pay later if that makes sense.... I'm just not thinking and being stupid.... thanks for clarity. Anyway, i will probably clarify this to them, and take the last month's lease from the deposit in case they don't want to pay, they are early 20's and I hate to collect advance money but now I realized my mistake

Hello peeps, my renter has not paid September rent yet(due Sept 25), October rent is due in 2 days, I sent them first notice regarding Sept rent being 28 days late. How soon should I give them eviction letter? Is there like a legal format for eviction letter? Hopefully they pay this week for 2 months rent... 

also, I mailed them addendum for lease agreement that rent should not be late more than 10 days, is this legal? thank y'all

I actually did not understand the quote given to me, the 15k included the tax for 10 months, since more likely my refi will close 1st week of October so I have to pay 10 months worth of taxes and escrow, which will be returned to me by my current mortgage company 2 weeks after closing... my actual closing cost is 4k, not bad, i think i paid 5k last year (a month before the 1st lockdown). I appreciate the input.

Hello all! Is it "normal" to pay $15k for cash out refi closing cost for 220 loan??? I still owe 162k, house value is approximately 280-300 but the quote given to me has 305 as estimated value (pending appraisal), but i feel like 15k closing cost is toooo much.... any input will be appreciated. thanks!

Hello BP peeps! I found this good property for it's price but behind it is a creek, the house has history of flooding in 2019... should i get it or not? thanks all
