I'm a newbie here so my opinions wont hold a lot of value.. but something to consider.. if you're willing to take a $950 loss and a walk.. why not just take the $1,000 loss and give the seller what they want? I know there's a lot to consider since you haven't had the inspection yet. Maybe use that as your leverage to say you're not budging on the price since an inspection hasn't occurred yet?

So I'm looking at a house I found on the MLS.. and it has literally had more Listings/Withdrawls/back on the markets than I have ever seen. It's like a rap sheet for a repeat felon! haha.

I'm really new to the investment game so I'm curious what seeing something like this would tell YOU as a potential investor. I'm guessing that people are coming to view the property and it is in such disarray no one wants to take it on... 

Here's the specs on the property if that helps. It's in a very trendy part of Denver in a really hot market.. so whats the deal?!

Ranch/1 story home

Hello everyone,

I am looking for an agent or investor in Canada that can assist me with helping a client find an office space to either lease or purchase. It's a company of about 150 (and growing) employees. They are looking to have enough space to be on one floor and not have to split up the office too much. If you have a space that is around 20k sq feet, lets chat. They need at least 3 conference rooms and 1 board room, a large kitchen for staff, a separate break room, and 4 executive sized offices, maybe 4-6 smaller offices and a smaller reception area.

They currently have an office in Richmond Hills area and want to stay relatively close. They are willing to move the office within a 10-20 minute radius of Richmond Hills.

Hello to my amazing BP Community!

I have been silently stalking the forums for some time now, obsessing over the podcasts, and delving into the world of REI. I am a real estate agent in the Highlands Ranch/Denver-Metro area and have been chomping at the bit for quite some time to really dive into investing.

I pride myself on being the type of person that is very calculated (in a good way haha) and strategic with everything I do in the business world.. so investing for me has been a long road. My goal is to have one investment property by this time next year. My primary focus is to do fix and flips early on, as my husband is a contractor and I think that we will find the best revenue stream this way. Within the next 3-5 years I would like to take the cash flow from our fix and flips and invest in a multi family (starting small with 3-6 units until we've really got it all figured it! As if that ever really happens haha). I am eager to learn more about REI and how best to make my investments successful. I am looking to make as many connections as i can through BP. I believe that networking is the key to every successful business and I can't wait to discuss, explore and learn from you all!

Hi Dano! Welcome to Denver! You've certainly arrived in the city during a really interesting time. I'm sure you're still getting your feet wet and figuring out the neighborhoods and areas that interest you most and tick all the boxes. It's always wise to walk the areas you're interested in and get a feel for what will truly suit you so that you can ensure that you're focusing your energy on the right areas.. then you can really zero in on some properties! This is such an exciting and trying time to be an investor. I would love to connect!

I'm in the same boat. My husband is dead set on not investing and i am chomping at the bit. I admit that I am new to the real estate game but that being said.. we both have very successful careers and have had a very nice joint income for 10+ years. We've saved a nice chunk of money and I want to invest. He wants to use it to pay down the house more. Our mortgage is already incredibly low. He wants to wait until the house is paid off. At this rate it would likely take us 3-5 years more to pay it off. I feel that by investing it into a property we can generate enough money to pay the house off and have more to spare and reinvest down the road. He's in the construction and contracting business and I am a real estate agent. He's all about being safe. .and usually I am too but I also am a firm believer in blazing your own path. Success doesn't just fall in your lap! I would love to know from other couples what was the tipping point for you to both agree to invest? Was it seeing the perfect deal? Having a certain amount of money before you took the leap? Did you have a lot of debt or consider yourself to be in a good financial position? Our ONLY real debt is our house. No car payments, no student loans, and bare bones misc. monthly bills (utlities, etc).
