Looking for an agent: buy-and-hold in downtown Denver or Boulder

Hello all! I went to college in Colorado and have wanted to move back ever since I graduated 10 years ago. I've since lived in suburban New Jersey and downtown Philadelphia and Boston, so I've learned the value of buying downtown where a person can walk to all the good things in life. I plan to move back to Colorado soon, either this summer or next.

I'm looking to connect with an agent who knows downtown Denver or Boulder and can spot cash-flowing buy-and-hold rentals. I understand that prices are rising faster than rents, so that may not be possible, but I'm patient and would like to connect with someone who has their ear to the ground and can let me know if a deal does come up. I plan to buy several rental homes in downtown Denver or Boulder over the course of the next 10 years, so this would be a long-term relationship. The ideal agent would also have a thorough understanding of real estate financials beyond just the basics.

@Dano Qualls First of all, welcome. You have a tall order to find deals in Denver from a distance. My suggestion would be to watch the forum posts for a few months (set up keyword alerts) and see what agents are doing deals and reach out to them. I'm sure about 15 agents will PM you just from your post. While they all are probably good people, some don't have any track record.  I know a few agents that post here regularly that are experienced and helpful to the community. If you put in some time learning and watching, you will see them and can reach out to the ones that best fit your approach to business.
