Hi everyone, 

I want to give you all an update on my situation. Finally I got 1 missed call from a seller after 2 and a half weeks.
I called back and had a good chat with the seller. 3bd, 2bth, free & clear. ARV is 600k+. He is expecting little more than 500k. He said he has done half the repairs. He lives out of state so looking to sell as is. Not in a rush to sell (seller financing?).
I am planning to visit the house to gauge the left over repairs.  If nothing else, I will take it as a case study.

  1. Christian, it has been 13 days now. Nothing so far. I mailed to out of state list. I used green envelope to stand out.
  2. My theory is, given my message could be weak, given my list may not be accurate, given i chose standard mail for out of state addresses, given that i used yellow letters for supposedly better response,i wouldn't be wrong to expect about 1% response ie. 1-3 ccalls, leads or no leads.
  3. May i ask what mailing service do you use?

Kimberlee, thanks for chiming in. 

I did not put any company name or web address on the letter or the envelope. It was my name and phone # only. My message was standard " I am interested in buying your house at..."
It was a hand written script.
I made sure mailing address was "out of state owner's address".
You are right. I was not ready to deal with the people I know,in case my mail landed in their hands. So I took my time to finalize the list. 

All in all, sounds like 1. the mail has not hit the target yet since I used the standard mail, or 2. it has hit some of the obstacles Sean is talking about.

Michael, Jerry, it was a standard mail. I didn't know better. So I am hoping, as Ronnie said, "it is yet to hit the target".

Sean, I absolutely get your point and I have heard it from others all that you have said. I don't contest that. I want to test the waters with small quantity. If I am doing anything wrong, I want to keep my stakes as low as possible. So while I don't really expect any leads per say, I am hoping to see some stir. I actually love property radar and find it very very useful. However, I found a few discrepancies with information on my and some of my friends' houses. Moving forward I will do my due diligence as you said..

I verified my Propertyradar list selection. I double checked my phone capture system. Everything seems to be fine. That leaves me to believe either the property radar data is not accurate or something wrong with yellowletters mailing. Any thoughts??

Hi Everyone,

I sent out my first ever yellow letter campaign through www.yellowletters.com to about 300+ out of state absentee owners. I extracted the list from propertyradar. It has been just over a week and I have not received a single phone call. Is it typical? Have I done anything wrong? Lead or no lead, I was hoping to hear from at least a few so that I know my mail has reached them. Right now it's a dead silence. Can someone help me understand this?
