AM I MISSING SOMETHING OBVIOUS THAT I SHOULD BE DOING? Do you have ideas for promoting something that doesn't exist yet to make sure you hit the ground running with the rental? I don't have tons of spare time to try and become some kind of travel influencer so I need to make the most out my time and whatever promotion I am doing. I see a few short term rentals out there, even shipping container ones that have tens or hundreds of thousands of followers and I have no idea how they did that. I've even messaged them, but so far no word back.

And then reach out to him. He has a private FB group I am in for his course students and they dive deep into this. The enrollment is closed currently but I would check with him to see what he can do. He does this for a living.

 I've been watching that one. The concept is there but the execution was lacking

 The people still buying now are either getting a mediocre deal on the market with the hopes of refi-ing whenever the rates drop or they have a decent off-market deal that makes sense now

OR

They need to buy real estate to offset their taxes. I have a client now that is building a new primary residence there because the amount he will be saving by not having to pay state income tax by moving there, will more than pay for anything he buys. You can do the math on that lol. He is not afraid to buy anything right now but he pays more in taxes than most people make in a year so take it how you will.

Not saying you're wrong, but there are other factors that would go into this right?

Everyone has extra "free money" from the government, vehicles are more expensive and harder to get a hold of, etc. But it seems like fewer people are bursting at the seems to travel.

I also saw that. If you were to use Perato's Principle it means roughly 3,400 of those properties bring in 80% of the bookings/revenue
