Hi @Erika Pucciarelli as a Realtor®, I have several photographer referrals. Depends on your budget, location and if you want drone footage, ability to virtually stage it with furniture, do you want/need Matterport etc. Obviously if you need the services of a Realtor®, I would be happy to consult with you on that as well.

@Luis Sanchez Rodriguez meetings are still online as of right now. I believe we’ll be meeting in person starting in June. The main meeting is the first Wednesday of the month and there are about 20 sub group and county meetings. Check out CRFI.net for more information and membership.

@Kristin Synnott Orlando as a whole is growing very rapidly and it's hard to go wrong anywhere in the Metro area. You said you travel a lot, is that by air (I assume?) So would a location that is within a reasonable commute to MCO be good for you? Lake Nona is fantastic and the growth is tremdous and moving toward the Coast with the new area called Sunbridge. You would be fine anywhere near the UCF campus or even the Hunters Creek area if you want commutes under 30 minutes. Clermont, Winter Garden and even Apopka would be good choices for building appreciation and still have a good commute.

Your budget may determine what areas are going to be attractive enough, but the rental market is always strong here, so I wouldn't put too much weight on that for now since you plan to live in it for a couple years first.

Hi @Niecyy Louis are you trying to do 'arbitrage'? I know a few people who are doing this successfully, but it does have challenges as some others have pointed out. If you are only trying to do it with apartments, you will likely be hard-pressed to find a complex that will allow it.

This works best when the market has an abundance of units and sellers have a tough time finding good tenants. You can offer a longer term lease, offer to make improvements to the property etc in exchange for flexibility in the lease terms to allow you to sublease. However, given the current climate of real estate, this may be tough to find.

Hi @Win Thu I have a few great PM referrals for you depending on location and type of property, STR/LTR. I'll send one in a message to you. As far as Davenport area, it is growing rapidly. There are about a dozen builders in the area for new construction and has dozens of communities zoned for both short term and long term rentals. You won't find much at all in multi family there, actually we are very tight with supply in all of metro Orlando.

STR are back and booked up pretty solid for the foreseeable future, that may be an option for you. For long term, it may be tough to cash flow, but you can find some. You will find many of the existing home are dated, but still going for top dollar due to low inventory.

Hi @Jai Nascimento Welcome and great job committing to your goal! There are many meetups around Orlando. We have a pretty active community. Check out some Facebook groups, Meetup.com and make sure you look into joining CFRI.net ( the local chapter of the National REIA), you will get to network with all local trades, wholesalers, flippers, CPA's, hard money lenders, great investor friendly Realtors®(me!) and access to tons of information, classes and education.
