I would like to learn how obtain some guidance buying properties using 'subject to' contracts. Any material I can read? What are the steps to buy and sell and property using this technique? (Flip). Thanks.

Hi everyone,

Can anyone provide any link where I can read about a good method of finding distressed properties?

Also, does is seem reasonable and current practice, from an investing prospective, to make offers around 30-40 cents on a dollars after ARV?

Asking: $100K / Comps: Checked / ARV: $115 / Offer: $34-46K

Hi BP Community, 

I am new to BP. I currently work in retail in New York City. What led to my discovery of BP was my search for another job that is more outgoing - one that allows me to obtain financial freedom while being totally in love with what I do. I am 51 and still remember what Steve Jobs said in his Stanford Commencement Speech (2005): Until you find something you love doing, do not settle (I am paraphrasing him). I never, in my wildest imagination, thought there was a way of making tons of money without doing something to rip people off, or doing something unethical to some degree. I believe REI presents this possibility - in a way that is legitimate.

As I said, I am new; and as such, and in the future, I welcome your comments and suggestions. I end with this, between now and when I am finally able to do my first deal, allow me if you please, to rejoice in your success, either big or small. All the best to the BP community.
