Thank you for all the informative replies. The money for downpayment would be taken out of stocks that have average yearly rate of return of 9%. What do you all think?

Hi everyone,

I am asking this question for a family member who is thinking of buying a new construction in Northern San Jose. The purpose would be to maybe have it for retirement in a few years (or at the very least have a good investment for the future) and to rent it out in the meantime. The issue is that obviously properties in SV are extremely expensive and they will be taking out about 300k to put for downpayment. On top of that, the rent wont cover the mortgage so it will be cash flow negative for some time. The question is will the appreciation outweight all of that and I don't know the answer to that. 

What do you all think? I guess the question is with that downpayment money are there better investment options? Being 2k cash flow negative every month seems hard to stomach but again I don't have a lot of experience in this area.

While this may seem like a silly question, but how does one exactly find the best city? How important is it to be close by ones investments? I think the key for us is finding cash flow positive rentals. 

Hi everyone!

I am new to this forum and my husband and I are a younger couple interested in building our real estate portfolio. We live in the Bay Area where prices are notoriously expensive. The question that I have is what is the best approach for getting started. My understanding has always been that the best properties are cash flow positive but I don't believe it is possible to be cash flow positive where we live. Given that fact, what is the best way to proceed? Any advice would be greatly appreciated!

Does anyone have experience buying land and building a property in the bay area? Morgan hill has a bit more affordable land but I am wondering about the price/sq ft of builders? Is it cheaper in the Morgan hill area? Any particular advice?

would love to hear other people's experiences buying and renting in gilroy? Are you getting cash flow positive? What type of tenants are you attracting?

no I've never been during rush hour. Are there a lot of people commuting to Bay Area and hence the traffic?

Hi everyone,

Any thoughts on the Morgan hill area with respect to investing? What do the short term vs long term prospects appear to be? It seems like you can get a lot more space for the $$ down there in comparison to more immediate Bay Area but not sure what the prospects are.

it's very discouraging looking at the real estate market. Can't get anything half decent in the area for less than one million which even then would give us a mortgage payment way above our current rent. Hopefully it will continue to soften. I'm wondering if there are particular areas that are better

Any advice on which areas specifically would be good for long term investment? We would like to be relatively close to mv/pa area but are willing to commute for more space.

I also wasn't thinking about the taxes too carefully so thank you to the poster above who mentioned that. 1500 per month on taxes is quite a bit!

We are thinking about buying next spring/summer. Hopefully market will continue to soften. I'm not sure if this is an option but am thinking maybe we buy a place and if there isn't enough room we can try doing an addition.
