@Joshua B. This is a good point. Even though part of me wants to confront him, I'm sure no good will come of it. Keeping myself out of their mesa and just evicting seems the safer route. Thanks!

Hi All,

I have an unfortunate situation that I could use help problem solving.

I have a tenant who was the victim of domestic abuse. The abuser has recently been released from jail and has been showing up at the property. The tenant is okay with this, but I am not. I want to do what I can to protect my tenant, but since this is a house-hack my top priority is the safety of my family. So if I'm legally able to keep the abuser away I'd like to go that route. But if not, or if my tenant keeps bringing him over, I'll need to get them both out asap.

A few extra details:

- This is an inherited tenant on a month to month lease

- The abuser was living with the victim but was not on the lease

- Abuse happened on the property, victim was hospitalized, and abuser was arrested

- Tenant is section 8

Any advice would be greatly appreciated.

Hi Benjamin, welcome to Bigger Pockets! Yes, I would love to connect. I haven't had much luck with Covid and all but would definitely be interested in getting a group together. I haven't had good experiences with Property Managers thus far, I'll DM you with more details.

@Alexandra Hagerman Welcome to Bigger Pockets! I was like you and had been interested in real estate for a long time, finding BP was the thing that really gave me the confidence to move forward. There are so many resources here so spend some time looking through the forums, listening to the podcasts and watching some webinars. It will likely be overwhelming at first with the amount of information out there, so I would suggest finding one strategy (house-hacking, BRRRR, wholesaling etc.) you're interested in and focus on learning as much about that as possible.

@Connor Anderson made some really great points and I would agree that house-hacking is a great way to start out! However, I would argue that a shorter timeline like 3-6 months may be more reasonable if you are plan on starting out house-hacking. If you are no longer living at home with parents you need to pay for housing anyways, and being in college, finding other students to be your roommates should be pretty easy. This will of course depend on your finances and goals, so make sure this is the right choice for you before jumping into anything.

Hey BP community!

I'm working to get the paperwork ready for my first rental property in Michigan. BP has a lease agreement package that looks very solid. I'm planning on going through the lease agreement in detail and make any necessary changes that are specific to my property. 

For anyone that has used this package already, what has been your experience with it? Do you make many changes before using them? Is there anything missing? I was planning on sending these over to my lawyer before presenting to the tenant, is this recommended or would this be overkill?

@Dan Graney it has been awhile since this post, but how did this end up working out for you? I am in a similar situation and looking to close on my first house hacking property around the beginning of December. 

Did you find out whether books, courses and BP Pro subscription were deductible? 

Were you able to deduct 1/2 (assuming this was a duplex) of all closing costs, inspections and such?

How did this end up working out for you? Were you able to spend most of your nights away from your primary residence without an issue?

I have a similar situation. My boss is asking if I'd be willing to go on a long road trip 6-18 weeks. For a trip that long I'd bring the wife with me, which means neither of us living at our primary residence which would have an FHA. Would this be an issue you think?

@Davonn Youngblood, Congrats on your 4-plex! Yes, you can have both a FHA and VA loan. I don't know too much about VA loans but under certain conditions you can also to have more than one VA loan at a time, I believe BP podcast episode 86 covers this.
