Hello Everyone, I know the word is that this is not a good market to be building right now; however, I have a great opportunity where I am because of the build up for the incoming troops due to downsizing of military bases. There is approximately 70,000 troops coming into the area and I would like to get in on the craze.

I and my partner would like to build six homes on some property in a very nice subdivision near the base. The housing will be used as rental property and my also be lease options. We have already found a builder who will build the homes for $140K give or take and all the surveys have been completed. After construction prices for the property will be between $160K and $200K depending on square footage.

Please advise if anyone is interested in investing. We will be advertising the homes on the base as well as in the local papers of the closing bases to receive pre-approvals for rentals or buyers.

BTW, Walmart has built two new supercenters and renovated one Walmart into a supercenter that are all within 15 miles of eachother. So I am sure they are conscious of what is going on.

You have raised some valid points. His credit is not bad. He is in the mid-600s. He has an initial investment of about $600k which he pulled from some family-owned land in S. Carolina. He also have the backing of some very prestigious developers and general contractors who have been in business here in Columbus for some years. As with anyone starting out in this business, he just needs the backing. As I also stated, the land is already purchased by his LLC. I do have a few people that I have spoken with. What he will do is set up a meeting or conference call if out of the area with the banker and attorney for clarification of all issues.

Hello everyone, I have a client who needs six (6) credit partners with a credit score over 700 in an construction project, called Dorsey Estates here in Columbus. Right now, Columbus is booming in real estate because of the base realignment and closure (BRAC) that is to take place here. He has already purchased the land and has a consultation from the engineering company. For the use of your credit he is willing to compensate you $20,000 for a year. He is projecting the development to start in mid-August 2007. The houses in the neighborhood are going for $200K and above. This is my first time getting involved with something like this, so send me the questions. I will try to answer them to the best of my ability and what I can't answer I will get the information for you. If interested, please IM me.

Hello experts,

I found this apartment house that is abandoned, with some fire damage to the back of the property. It looks like someone wanted to start repairs, but decided not to. I am asking if burned property is ok to sell. I guess it depends on the extent of the damages, but I am sure that it could be rehabbed if someone bought it. It doesn't look from what I could see inside as if the whole thing needs to be torn down. But any advise or what I should look for would be helpful and much appreciated.

Also, I have a question about connections. I decided today to ask the mail courier to let me know about abandoned properties that he may come in contact with. Is this ok? I just did it on a whelm because he was there answering questions for me. He said ok and I gave him one of my business cards. But I figured if took the bait, it would be a great resource for me and I would pay him a fee. What do you think..

He also said something about building high because of flood zone. I wasn't sure about that because where I am they are putting two homes that look like they are underground to me. At any rate, if this property would be of interest to anyone, please help me bird dog it. I need to know what I need to do to really get the information on it so I can present it, and obtain knowledge for future investments.

OK, now for my second issue, I have relatives who have land in a town called Caryville, FL. It is about 10-20 acres between them and they want to sell, however, some of it is in the flood zone. I know that the government bought some of the property from another relative to keep them from building there. My question is what steps do I take for government buy and what is need to sell the remainder of the land to a prospective buyer. From my understanding, they were contacted by someone at a price of $8K, but I'm not sure it that was the land with the timber on it or if it was just for the clear land.

I would really appreciate your expertise on the matter.

I really hope so, the land in FL is inherited and they are all in their 70's. No one is planning on moving back there. The neighboring town of Sunny Hills, FL, which is 18miles away is growing at a rapid pace, so I'm not sure if they should sell now. What do they usually do with the land that is in flood zones?
