@Walt Payne You are so right. I am absolutely on the same page with you and in no way wanted to take your position out of context. Its hard to go into detail in a forum and express everything in one thread. My first though was "yes" as well, and I would for all the same reason you have already expressed.

@Nat C. Wow! Sounds awful. I live outside of Atlanta. I am a contractor and a newly certified home inspector, however I am not asking for your business, just letting you know my qualifications.  If it's in or around Atlanta I would be glad to go by and take a look at it for you "no charge".

First , get the worst job possible so you never change your mind about perusing REI........Of course I am kidding........... Home inspection and Real estate Companies . If you can't get a job with one of them go ahead and sign up for the online classes to get you home inspection certification and use it as a source of extra income and/or get your RE license and work for an agency PT . You have a better chance of getting flexible hours with these companies and it won't cost that much if you have to take the course on your own. If you are paying for college you are already in massive debit anyway a few hundred more won't hurt. Lol

Welcome to BP! I joined in April and still consider myself a rookie because there is so much to learn. I absolutely believe this is the best site on the plant to do that. If you have any contracting or home inspection questions I will be glad to give you the best advice I can.

Welcome Jeremy, always happy to see fellow Georgians on the site. I wish I had been sharp enough to get interested in REI when I was your age. The best 54 year old advice I can give is to stick with it! RE is still the best avenue for success.

Natalie, your getting a lot of advice here. All cash or Banks Money - home inspection first, It can save you thousands dollars of unforeseen issues.  Spend time to find the best one in your area. Second - get insurances regardless. Third - have fun and enjoy the process!

Much respect @Karen Margrave I agree with every thread I have seen that you've written including this one. You seem to be very knowledgable, keep putting the good word out there especially for us " Rookie BP folks" Thanks!

I would agree with @John Moore and I love @Walt Payne enthusiasm and understand where he is coming from, but as a contractor and home inspector the cost can get out of hand quickly, so I would not start out with a water damage property. If you do decide to go ahead it is "critical"  that your hire a reputable contractor to over see the project. Listen and learn everything he says and does and you will be ready for next venture.
