One of my tenants in Bakersfield, CA has been only paying partial rent for more than a year claiming covid impact. However their recent application for state rental relief was denied due to their income being higher than 80% of median income for area. So my questions are..

1) Are they still protected from eviction ?

2) If yes, does it mean that high income renters can simply not pay rent and not get evicted either. That sounds counter intuitive.

3) If no, can you please some experience dealing with such tenants.

I bought a property in NC (mecklenburg county). For financing reasons I bought it in my name. However, I would like to transfer the title to my trust now. Is that an easy form to be filed with count (like several other states) or does it need some complicated form. 

If someone can point me to documentation for transferring to trust, that will be much appreciated.

Thanks for references. It is becoming harder to find a property management company which are landlord friendly. For e.g. very few PM are ready to pass on the late fee to owner, and not have markups on repairs. And most of them want to lock into yearly contract.

I am an investor from California. Looking for a property management company in Charlotte, NC. Any recommendation for a good PM ? Mainly looking for company which has good reviews, charges around 7-8% per month and passes the late fee to landlord ?
