Thanks for all of your input I have called the city and they are looking into any damage that might have occured from their end. 

I may have to fly out there to see if progress has been made and figure out an exit strategy with the local PM. 

Have any of you experienced similar unexpected or unexplained expenses of this nature?

I invested with a turnkey investment company . Their team was to rehab the properties and make ready for either listing or for renting them out for a set ROI. To date these homes are vacant and the local team in Pennsulvania have taken their sweet time, while I am stuck with paying utilities and insurance on vacants and not recieving any updates from anyone... just occasional pictures of empty houses.

The property manager informed me that 2 of the 3 houses have renters lined up to lease

In July this year, I invested around $160,000 for 3 single family turn key homes in Farrell and New Castle, Pennsylvania with a foreclosure company. To date the properties are still not rent ready It is close to 6 months since I purchased these properties. I am paying thousands of dollars for these vacant buildings for water, gas, electricity, oil, insurance, taxes, sanitation etc. These hookups were made under the assumption that the homes were almost rent ready. One of the home's water bill is for $1607 for a month and a sewer and Sanitation fee is for $700 for a month for the vacant property. Could anyone suggest what recourse should I take? These investments were made from my IRA Funds.

Hey I'm a real estate investor and am spending sometime researching the various types of funding there is available for rehab projects in SFR and have hit a wall with finding financing for a specific type of deal. have a question regarding finding a hard money lender who can lend in Texas for tax deed properties for rehab costs while in the redemption period. Would love to hear feedback from lenders and investors alike and recommendations will be greatly appreciated

Is there a rule of Thumb for setting the list price of the ARV of a SFH.

What percent of ARV do we offer for a flip? For example the home could be fixed including the purchase price for $50,000. The ARV is 80,000, this is the sale price. How much should we offer for the house? Is there a rule of thumb?

One of my client's spouse has lost the real estate trust document of a inherited property and the spouse is now diseased before the property was transferred to the diseased spouse, how do we find a copy of the trust document? Or what do we do now to transfer the property to my client?

I would like to expand my portfolio by finding distressed properties (multi family apts) in my local ( san francisco bay area) to maximize cash flow. Where can I start finding properties with violations that haven't been resolved?
