I also recommend lake! There are great properties outside city limits so you don't have to worry about short-term rental restrictions. We are about a mile from the lake, outside city limits and rent our ADU on Airbnb/VRBO. It's been great. Feel free to message me if you'd like to chat.

@Mohan Kurraa if they both make sense in terms of numbers, I’d go for the view! That’s a definite plus for resale, renting, and for you personally if you live there eventually.

@Austin Shulman Being an agent is an option, but because it’s contract work it makes it more difficult to get financing. I actually wouldn’t recommend it if you’re just starting out. I’d look for non-agent positions in brokerages, clerk positions at real estate attorney offices, and roles with title companies and lenders. Any super flexible job outside of real estate would also be a good option. I started out working for a tech company that was very flexible about the hours I worked as long as I got everything done. @Danny Ong others are right when they say different areas are good for different things. My biggest piece of advice right now, though, is don’t base your calculations solely on list price. Many many single family homes are going for well over list depending on how they are priced initially. A good Realtor will be able to tell you how a property is priced for the neighborhood. Take that info and then do your math when deciding what to offer on a rental property. Hope that helps!

Every home is different, with different opportunities, and will have different numbers so there’s no point in spending too much time analyzing.

Once you have a general idea of cost (you obviously already do), I’d start looking for a place.

Also, don’t forget about the long term gain. By buying you’re locking in your own living costs and setting yourself up for more cash flow as time goes on and as rents rise in Austin. Not to mention appreciation.

As others said, the struggle right now is finding a SFH in the Austin area that doesn't have 10 million offers on it for over market value. It is possible though. And people are still finding off-market options as well.

@Qing Willow a Realtor can help guide you through the close process even for off-market purchases. You don’t necessarily need to partner with them.

@Jim Piety I’m just seeing more and more of my artist, musician, small-business owning friends move there. I haven’t dived into the real estate market there yet, but it’s high on my list to analyze. Seems like it’s becoming quite a little cultural hub.
