Thanks Rocky. Do these title companies that one can hire do a thorough job or, are they iffy.  Do they accept risk for anything they missed?     The 'as-is' is a concern but assume manageable with access to right resources and expertise.  I have no issues paying $100-$300 for a professional to uncover $10k+ in liens, violations, etc.   I see some upcoming live auctions for a house who has debt of $250k for instance, but the market value is closer to $600k. I assume a blind reserve would be $250k but want to understand how close to market value the bid would typically go.    The spread is so big, I know I must be missing something.  I will see if that sight you mentioned also covers CA.

Sorry, one more question. Are the winning bid results easy to find online?  I want to monitor a few of these upcoming live auctions in California to understand what they go for vs market values.  We live overseas now, so dont have luxury of seeing one in person. Thanks

Thanks Rocky. Do you mind me asking, if you flip them, what is  avg  premium you make on a property. No need to share $ amount but just a % of price you paid.  Also, what is the most important lesson you have learned in this process?  Thanks.

Is there a way to find out the results/winning bid amount for a property sold on Auction.com?  (Ie, some online database?)  Thanks.

Hi. Can people share their experiences, good and bad, with Auction.com auctions that are in person only,  such as in California?  I have read a few posts about the online  bidding process with ghost bidders, etc.  However, there is no online bidding in California, so I was wondering if there were any other things to be aware of.  Thanks.
