Hi, @Joshua Feit.  I'm actually in Montreal but had issues signing up. :-)  I'm branching into the U.S. for different types of opportunities than what are available in the Canadian markets.  Simply because I've had some FUN experiences in Georgia (Atlanta and Savannah), when I heard the Atlanta area's a really happening market I decided to get my feet wet there when first branching into the U.S.  So which areas?  Gwinnett County, Dekalb, Cobb, Fulton. Basically around Atlanta but will go farther afield when the deals warrant.  Let's stay in touch.

I, too, am fairly new at this. I do own some rentals here in Canada but we don't have the types of opportunities you have in the States so I'm going south of the border and decided on your area to get my feet wet.  No particular reason but that I heard things are happening in Georgia and I've been to Atlanta a number of times wherein I had some fun experiences; and had an incredibly fun week in Savannah once as well.  So I figured ... why not?  Georgia's as good a place as any to start.

So ... if I can be of any assistance, just let me know.  Let's stay connected.

Hey, everyone! Nice to meet you.  I've read in on some posts already and it looks like a great community here.

I'm from and in Canada; a Business Performance Coach and, needing some more excitement and some challenge in my life, I've decided to expand my real estate investing.

I've never done any flipping.  In fact, I simply rent what I used to live in when I move on.  I currently have 3 "holds".

I've decided to acquaint myself with the market in one area at-a-time, choosing to start with the Atlanta area.  In order to acquaint myself I'm starting with wholesaling.  Submitted my first offer just yesterday and, still a bit excitedly, awaiting the results.

Next is finding out the quality of my investors!  

One day I intend to buy one to fix & flip myself, after I've built a team in that area, if the area's lucrative for me, and I see myself camping out in the house with an inflatable mattress until the project's done and rented or sold.  For me, life's all about the EXPERIENCES!  I built a house once, so a rehab won't be so strange, yet I know it'll be very different.

So ... anyone wanting to connect, I look forward to meeting you.  Of course I can always use more investors, I do have a keen realtor, one day I'll be looking for contractors, etc. so it seems to me that this community is going to be very helpful.

Interesting case here, @Joshua Feit.  Thanks for the heads-up.  I just submitted an offer on a property in the area. Have yet to see if it was accepted, though.

I wish you great success, and yes, as I read your post my brain was screaming : Ask a RE attorney! :-)
